Tracking Leads and Your Commission Ledger

Log a referral you sent — a landlord, renter, or service professional — with an expected commission, and watch it move from pending to paid on your monthly ledger.

Tracking a lead

Fill out three fields and click Track lead:

  • Email — the person you referred
  • Type — Landlord, Renter, or Service professional
  • Expected commission (optional) — a dollar amount you expect to earn on this referral. Leave it blank if you don't have a figure yet — it won't count toward your ledger totals until you add one.

If that email later signs up on VerticalRent, the lead is automatically linked to their account (shown as Account linked on the tracked-leads list) — you do not need to update it yourself.

Reading your commission ledger

Four totals summarize every lead you have ever tracked:

  • Leads — total leads tracked
  • Expected — sum of every expected commission you entered
  • Paid — the portion already sent to your bank account
  • Pending — the portion still unpaid

Below the totals, a monthly breakdown groups leads by the month you tracked them, each showing its own lead count and expected/paid/pending split. Further down, every tracked lead is listed individually with its type, expected amount, and Paid/Pending status.

This is a record, not a bill

Expected commission is a number you enter yourself — VerticalRent does not calculate it from a closed deal or send an invoice to anyone. It only tracks what you told it to expect.

Getting paid

When your pending total is greater than zero, a Pay out button appears showing the full pending amount. Clicking it transfers every unpaid lead's expected commission to your connected bank account in a single payout and marks those leads Paid. If you have not connected a bank account yet, that spot instead shows a link: Connect a bank account to pay out $X.XX, which takes you to Settings.
