Managing Your Jobs: From Assigned to Paid
Every job you have quoted or been assigned lives on My Jobs. This article walks through each status, the actions available at each step, and how completion and invoicing work.
Job statuses
Filter tabs at the top of My Jobs let you jump straight to one status:
- Assigned — the landlord proceeded with your quote (or assigned you directly); accept or decline it
- Confirmed — you accepted; start the job when you begin work
- In Progress — you have started; mark it complete when finished
- Completed — closed out with a billed amount; download an invoice any time
Each card shows the priority dot, category, address, schedule (if set), and either the billed amount or the AI-estimated cost. Completed jobs also show a pay status — Needs Stripe setup, Awaiting payment, or Paid — explained in Getting Paid: Stripe Connect and the Platform Fee.
Accepting or declining an assigned job
On a job's detail page, an Assigned job shows Accept job and Decline.
Accepting requires identity verification
Declining opens a dialog asking for an optional reason (schedule conflict, out of area, etc.) and reopens the request for other service professionals — it goes back to Available Jobs, free of penalty.
Starting the job
Once a job is Confirmed, click Start Job when you begin work. This moves it to In Progress so the landlord and tenant can see you are on it. Coordinate timing directly with the landlord or tenant using the contact details on the job detail page.
Marking a job complete
From Confirmed or In Progress, click Mark Complete to open the completion form:
- Actual Cost (required) — the total you are billing the landlord, pre-filled with the quoted or AI-estimated amount
- Completion Notes (optional) — work performed, parts used, follow-up recommendations
- Completion photos (optional) — the landlord sees these on the maintenance request
As you enter a cost, a live preview shows the platform fee and your payout at that amount. Submitting shows a full earnings breakdown (total billed, platform fee, your payout) and moves the job to Completed.
Completing a job does not charge the landlord
Downloading an invoice
Every completed job shows a Download invoice button that generates a PDF and notifies the landlord. You can re-download it as many times as you need — it always reflects the final billed amount and fee breakdown.
