Subscriptions, Credits, Reports, Taxes, and Account Settings
Everything about your plan, AI and screening credit balances, financial reports, and account preferences lives under Settings and Credits.
Subscription tiers
- Free — $0/mo, 1 unit, 10 AI credits/mo, 0 screening credits/mo.
- Starter — $12/mo, up to 5 units, 100 AI credits/mo, 2 free screening credits/mo.
- Growth — $29/mo, up to 15 units, 400 AI credits/mo, 5 free screening credits/mo, plus REST API/webhook access and "Pick & Choose" screening (select exactly which reports an applicant must complete instead of requiring all of them).
- Portfolio — $79/mo, unlimited units, 1,200 AI credits/mo, 10 free screening credits/mo, plus volume screening bundles and white-glove AI lease review.
New accounts also receive a one-time 15 AI-credit welcome bonus on top of their tier's seed balance. Change plans anytime from Settings → Subscription → Upgrade Plan or from the Credits page — upgrades process instantly through an in-page Stripe payment form, no redirect required.
AI credits are forfeited if you cancel
Buying AI credits
AI credits power every AI feature across the app. Bundles are available on the Credits page and top up your balance permanently (they don't expire while your subscription is active):
- 100 credits — $1.50
- 500 credits — $6.50 (most popular)
- 2,000 credits — $24.00
- 5,000 credits — $55.00
Typical AI feature costs, for reference:
- AI lease generation — 25 credits
- AI tax summary — 14 credits
- Legal notice generation — 7 credits
- Lease clause regeneration — 8 credits
- AI risk score — 10 credits
- Application coaching — 5 credits
- Listing description — 4 credits
- Maintenance cost estimate — 4 credits
- Maintenance triage — 3 credits (5 with photos)
- Expense categorization — 1 credit
If you run out mid-task, a purchase modal pops up right where you are so you don't lose your work.
AI credits auto-recharge
To never run dry mid-task, turn on Auto-Recharge on the Credits page: set a low-balance threshold (in AI credits) and pick a bundle. Once your balance drops below the threshold, VerticalRent automatically charges your saved card for that bundle. Auto-recharge requires a saved payment method — buying any bundle once saves your card for future auto-charges. Screening credits are not included in auto-recharge.
Buying screening credits
Screening credits pay for tenant background reports at $5.00 per credit (1 credit = 1 report — criminal or eviction). Your subscription tier grants free screening credits monthly (0/2/5/10 as listed above); purchased credits persist in your balance and never expire. Rental history reports are always free when paired with another paid report. Bundle pricing:
- Pay As You Go — 1 credit — $5.00 ($5.00/credit)
- Starter Pack — 10 credits — $45.00 (10% off, $4.50/credit)
- Value Pack — 100 credits — $400.00 (20% off, $4.00/credit)
- Portfolio Pack — 500 credits — $1,750.00 (30% off, $3.50/credit)
Credit report and Plaid income-verification reports are marked coming soon and don't consume a credit yet.
Credit history and current balance
The top of the Credits page always shows your live AI and screening credit balances plus your current plan and renewal (or cancellation) date. Below that, a Credit History log lists your most recent transactions — every purchase, monthly recharge, AI feature deduction, and forfeiture — with the amount and a plain-language description of what it was for.
Reports & Taxes
The Reports page filters your full income and expense ledger by tax year and property, and shows:
- Summary cards for Total Income, Total Expenses, Net Operating Income, and Expense Ratio.
- Income and Expense Breakdown bars showing each category's share of the total.
- A Cash Flow card with year-to-date income, expenses, and net cash flow, plus the current month's net.
- The full transaction list for the selected year/property, with the same ability to add an expense — including the AI Suggest Category button (1 AI credit) that reads your description and amount and picks the matching Schedule E category for you.
AI Tax Summary
Click AI Tax Summary (14 AI credits) to generate a written Schedule E-style summary of the selected tax year's income and expenses by category, ready to hand to your accountant or use for your own filing prep.
Portfolio exports
Four one-click CSV exports cover the reports landlords need most often:
- Rent roll — as-of snapshot of rent due across every unit.
- Delinquency — which tenants are behind and by how much, as of a given date.
- Occupancy — unit occupancy over the selected date range.
- Screening audit (FCRA) — a log of every screening-related action taken during the year, for compliance records.
Custom reports
Build your own export by choosing a metric (Revenue, Expenses, Net Income, Occupancy, or Delinquency Count), a group-by dimension (Property, Unit, Month, or Category), and a date range, then click Generate CSV. The report runs as a background job and downloads automatically once ready.
Settings tabs
Settings is organized into the following tabs:
- Account — your name, phone, company/business name, applicant-facing bio, and application fee (you can see exactly what percentage you keep vs. what VerticalRent keeps for processing, plus the rent platform fee percentage). Also shows your identity verification status and Trust Badge, a toggle for whether applicants pay screening fees by default (vs. drawing from your own Screening Credits), and account deletion.
- Profile — your public profile fields shown to applicants and other VerticalRent users, separate from role-specific account details.
- Security — multi-factor authentication (MFA) status, enrollment, and backup-code regeneration.
- Subscription — your current plan, status, and renewal date, with links to upgrade or manage AI/screening credits.
- Payouts — connect or manage your Stripe bank account (see Collecting Rent, Managing Payouts, and Using the Ledger).
- Screening — default criminal search scope for new applications and direct checks: whether misdemeanors are included by default (felonies are always included) and whether traffic violations are included (DUI/DWI are always reported regardless of this setting).
- Notifications — toggle email alerts for new applications, maintenance requests, rent payments received, leases expiring within 30 days, and screening reports completing or failing. In-app alerts always stay on so you keep a history inside VerticalRent.
- Switchover — import your properties, units, tenants, leases, and payment history from another property management platform.
- API — developer access: REST API keys and webhook subscriptions, available on Growth and Portfolio plans only.
Switching over from another platform
The Switchover tool is a 4-step wizard: pick which competitor platform you're migrating from, upload the CSV/Excel/PDF exports that platform gives you, let AI parse and import them, then review the results. It costs 20 AI credits per import run and creates your properties, units, tenants, leases, and payment history automatically. Every past import is kept in a history log showing how many of each record type were created and whether the import fully succeeded, partially succeeded, or failed.
Developer API and webhooks
On Growth and Portfolio plans, the API tab gives you:
- API Keys — create Bearer tokens (prefixed
vr_pk_) for server-to-server calls, rate-limited to 100 requests/minute per key, up to a maximum number of active keys per account. Every key create/revoke is audit-logged. - Webhooks — subscribe an endpoint to real-time events instead of polling the API.
